Enabling Transparent Pricing in Spaces
These instructions guide you through enabling Price Transparency, including setting pricing display options and customizing disclaimers. This feature is available in versions 2.7 +

How to Enable Transparent Pricing Features
1. Set up Pricing & Availability Feed to Support Transparent Pricing.
To enable price transparency features in Spaces, it is necessary to configure your property's P&A feed in Engrain's systems to send the required data. If you would like to do so, please contact your Customer Success Manager.
2. Enable Fee Transparency in Spaces
The following instructions assume that Spaces 2.7.0 has already been installed on your site. If you are using an earlier version of Spaces, please upgrade before continuing.
Global v.s. Asset-level Fee TransparencyThe following instructions are for enabling Fee Transparency on individual SPACES Assets. For the most part, these same steps can be used in the SPACES Global Settings to enable fee transparency for all SPACES Assets on the site. In general, it is recommended that users enable fee transparency at the Asset level, especially on installations with multiple Assets, to more easily allow for individualized treatment of each.
- Log in to your website's CMS.
- Navigate to SPACES > Assets, and locate the Asset for which you want to enable fee transparency in the list. Click on its name to open the Asset settings.
- Locate the "SPACES Asset Options" panel, and click on the "Pricing" tab on the lefthand side. This will open an accordion section to open the Asset's pricing settings.
- Set the following options to enable price transparency:
- Enable SightMap Calculator: Set to "Yes" to add an icon button to all Unit listings. This button will open a pricing calculator for the individual unit in a modal when clicked.
- Enable Total Monthly Leasing Price: Set to "Yes" to allow the use of Total Monthly Leasing Price ("TMLP") for Unit prices, including base rent and various fees & other costs.
- Pricing Display Mode: Set this to one of three options: "Total Monthly Leasing Price," to use TMLP for the Unit price labels; "Base Rent Only," to use the base rent figure; or "Both," to use TMLP for the main price labels, but with the addition of a separate label adjacent to the TMLP which states the base rent.

There is one more option, "Use Global (only select on asset)," which is only useful if the user has enabled price transparency globally. Please see the note on Global- v.s. Asset-level Fee Transparency written above these instructions.

- At this time, the Spaces disclaimer text can be updated via the following procedure (optional):
- In the "SPACES Asset Options" panel, locate the "Labels" tab on the lefthand side. Click on it to open an accordion section with two items: "General Labels," and "Pricing Labels."
- Click on the "General Labels" item to expand it, if it is not already expanded.
- Edit the following fields, as necessary:
- Default Disclaimer: Displays below the content of each Spaces page.
- Default Top Disclaimer: Displays above the content of each Spaces page.
- Locate the Update button in the upper righthand section of the page, and click on it to preserve the changes.
- Once the page reloads, locate the "SPACES Data" panel on the righthand side of the page, and click the "Rebuild SPACES Data Cache" button to help the changes take effect in a timely manner.
- Navigate to the Spaces page on the front end of the site, if you have not done so already. Clear the browser's cache, and reload the page. The price transparency features should now be visible.
